How We Make It Happen

The Jenson Team | Powered by PLACE | Real Broker offers a plethora of leverage points to help you achieve your objectives, including technology, lead generation, training and coaching, systems, marketing, administrative and transactional Support.

Levels of Focus and Potential Growth

  • Level One: Aim for 1-2 transactions per month to build a stable business and income. Target hourly rate: $275/hr.
  • Level Two: Perform 3-4 transactions per month with the help of a showing agent to bring your hourly rate up to $770/hr.
  • Level Three: Achieve 5-6 transactions per month by adding administrative assistance. The team covers to half the costs whenever you close at least 5 transactions in a month. Your hourly rate continues going up.
  • Level Four: Close 7-8 transactions per month to prepare for further opportunities with the Jenson Team, PLACE, and Real by potentially adding another showing agent, ISA, or administrative help. Your hourly rate continues to soar.

Zone 1 Transactions - 50% Earnings

Agent sourced, team supported

In Zone 1 transactions, you independently source the business. You reap half of the gross transaction earnings—50%—while enjoying the full support and resources from the Jenson Team | Powered by PLACE | Real Broker. This is where top earnings and robust team support come together.

Examples:

  • A deal comes from your personal network or past clients.
  • You hold a non-team open house and land a deal.
  • You generate a deal from door-knocking.
  • You invest in geo-farming.
  • You fund your own ads or marketing campaigns.

Zone 2 Transactions - 30% Earnings

Team Sourced, Agent Supported

In Zone 2, leads are delivered to you in a trackable way from the team’s initiatives, resources, database, or another electronic format. Your task is to guide this lead to a successful closing while leveraging Jenson Team’s built-in systems. You earn 30% of the gross transaction earnings.

Examples:

  • Leads provided to you by team members.
  • A deal closing from the team's database.
  • A referral from a fellow team member.
  • A web lead turns into a successful transaction.
  • Business referred to the team by an outside agent.

Zone 3 Transactions - 35% Earnings

Team Sourced, Agent Prospected

In Zone 3 transactions, you have the opportunity for increased earnings. The Jenson Team generates the initial lead and your role involves more proactive steps like outbound prospecting using team resources. For example, you might call FSBOs or chase expired listings from the Jenson Team's resources. Given this extra layer of effort and skill, you're rewarded with 35% of the gross transaction earnings.

Examples:

  • Contacting For Sale By Owners (FSBOs) using lists provided by the Jenson Team.
  • Actively pursuing expired listings through Jenson Team databases.
  • Making cold calls to potential buyers or sellers from a team-generated lists.
  • Reaching out to potential clients who've interacted with the team's online listings but haven't converted.
  • Following up on leads from team-sponsored events, like open houses or community fairs, that require more personalized outreach.

Fees Covered by the Team

The team takes on these fees to serve as a financial cushion, allowing you to capitalize on your earnings fully. This setup reduces your personal overhead, so you can direct your attention toward expanding your client base without fretting over extra expenses that would have diminished your take-home pay.

Real Cap

The team absorbs a 15% deduction from its earnings until your annual $4,000 cap is satisfied, maximizing your earnings. .

Transaction Fees

At $285, this fee is also shouldered by the team, allowing you to keep all of your hard-earned earnings.

Brokerage Fees

The team covers the $250 fee for the first three closings each year, alleviating you of that initial cost burden, giving you a strong start to the year.

$30 BEOP Fee

This fee, covering broker review, E&O insurance, and processing costs, is taken care of by the team, freeing you from these admin-related expenses.

Other Financial Details

Administrative fee

A $595 fee will be collected from the client or deducted from your earnings at closing.

Discounts and Commission Reductions

Any reductions must have prior approval from the company.

Third-Party Transaction Costs

These are covered by the team and are not a concern for agents.

Reporting and Administrative Details

  • Make sure to specify the transaction zone whenever discussing leads or deals.
  • Use the Zone Change Request form for any changes, within 72 hours of the transaction going into pending status.

Note on Rezen Transactions

Every transaction is entered into Rezen according to its respective zone. If it looks like your percentage is higher at first glance, it's because we've made adjustments to guarantee that you receive the full 50%, 35%, or 30% earnings as promised, down to the last cent.
